Awaab's Law: the response timescales and the evidence you must keep
Awaab's Law applies to social rented homes from 27 October 2025. The first phase covers emergency hazards, damp and mould. The second phase starts on 30 November 2026 and adds more HHSRS hazards. The final phase starts in 2027 and covers the remaining hazards, excluding overcrowding. For social housing compliance inspection in London, SR Maintenance does not inspect or fix damp and mould or carry out HHSRS checks. Who we work with in London social housing

This includes small and medium-sized RPs, local authority housing departments, ALMOs and London-focused providers. Social landlords also manage Right to Buy leasehold blocks. Leasehold-block compliance can involve RMC, RTM, service charges and Section 20 matters. These areas sit under Block Management. For supported and sheltered housing, the relevant service area is Care Homes & Supported Living. For private landlords outside the registered provider sector, the relevant service area is Landlord Compliance.
Higher-risk buildings and the Building Safety Act 2022
Higher-risk buildings are 18m or higher, or 7 storeys or more, with 2 or more residential units. They have an Accountable Person or Principal Accountable Person. These buildings also need a golden thread, safety case and BSR registration. It also covers buildings at 11m and above with a simultaneous evacuation strategy.
Regulation 10 covers fire-door checks in relevant buildings. PEEPs also form part of the safety arrangements for relevant residential buildings. The Building Safety Regulator became a standalone body on 27 January 2026. It moved from HSE to an executive non-departmental public body sponsored by MHCLG.
