Electrical (EICR)

EICR inspections follow the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 with testing every 5 years. The maximum civil penalty for non-compliance is now £40,000.

Gas (CP12)

Annual Gas Safe CP12 checks follow the Gas Safety (Installation and Use) Regulations 1998, maintaining valid rental property certification.

Fire

FRAs follow the Regulatory Reform (Fire Safety) Order 2005 and Fire Safety (England) Regulations 2022. Includes Residential PEEPs, BS 5839-1:2025, and BS 5266-1.

Energy (EPC / MEES)

Energy standards target EPC C by 1 October 2030, with MEES costs capped at £10,000 per property under property compliance management London.

Renters' Rights Act 2025
